Regeneration and renewal plans

Waverley Road is one of the eight areas covered by our Housing-led Renewal and Regeneration Programme. You can see a map showing which addresses are covered by the programme here:

The regeneration area for the Waverley Road area of Foxbar include 20 blocks of tenements from 18 to 56 Waverley Road. This is a group of 120 one and two bedroom tenement flats built around the 1950s.

The properties at 18 to 32 Waverley Road will be retained and improved, which will make those homes more energy-efficient. This will in most cases include:

  • new roofs, including new roof trims, gutters and rainwater pipes, and the addition of solar panels;
  • external wall insulation;
  • new close doors, repainted closes and repairs to stair treads;
  • new TV aerials;
  • (in some cases) new windows;
  • improvements to outdoor and common areas, including closes, back courts, bin stores and recycling facilities;

The blocks at 34 to 56 Waverley Road will be demolished. We carried out a technical assessment into whether the cleared site of those blocks could be redeveloped for new-build housing, but given the steep hill, it is not considered feasible to do this.

It is planned new-build housing will be built in the nearby Foxbar Rivers area instead. Council tenants who are being rehoused will have the right to be considered for these new-build homes.


Next steps and timeline

The estimated programme of works is as follows:

  • 2024 - demolition starts on the blocks listed above
  • 2025 - work starts to improve all properties being retained (as described above). We expect this will take around two years.

Please note, as this is a long-term project, the timelines could be liable to change.
