Help with essential tenement repairs
Do you own an older tenement flat and need to do essential communal repairs, but can't get all the other owners to pay their share?
Then the Council's Missing Share pilot scheme may be of help to you.
We want to encourage and enable responsible tenement flat homeowners to carry out essential repair and maintenance work to help prevent Renfrewshire's older tenement buildings falling into further disrepair.
Using a power available to it under the Housing (Scotland) Act 2006, the Council is running a pilot scheme where the Council may pay the missing share(s) of essential common repair costs in circumstances where a majority of owners agree to undertake these common repairs but cannot progress them due to a minority of owners being unwilling or unable to participate or where the owner cannot be found.
Payment of the "missing share" will allow the other owners to get on with the repair and help prevent future more serious and expensive repairs.
The Council will then seek to use all available means to recover monies from the owner(s) whose share was paid, plus any associated fees and interest.
The criteria for the pilot project is:
- Older ( pre 1919 ) tenement
- Essential communal repairs or maintenance is required to keep the building wind and watertight, for example gutter replacement, essential stonework repairs, new roof
An individual share of the repair cost must be more than £500 and the maximum amount payable per share is around £8,000-£10,000
There are various steps owners must take before they can apply to the Council for a missing share payment. If you have a factor they should be able to help you with this, otherwise a nominated rep such as an owner within the block could act as the co-ordinator.

Please note we cannot pay a missing share retrospectively for work already started or completed.
